Ralph Coleman Takes 40,000 sq ft

D&P Holt, acting on behalf of Hovedean Properties, are delighted to have let the former Rank Hovis McDougal Premises at 2 Gresham Road on Bermuda Park, Nuneaton, to Ralph Coleman International (RCI) on a new 10 year lease at a headline rent of £176,500 per annum (£4.28 per sq ft).

Soon after getting possession of the property the building was unfortunately broken into and serious damage created by the intruders meaning that the whole of the office area and other parts of the premises had to be refurbished by the Landlord.

On being instructed, D&P Holt very quickly found the interest of Ralph Coleman International and, after fairly prolonged investigations, terms were agreed to grant the new lease to RCI but for refurbishment work to be carried out following the signing of an Agreement to Lease to the requirements of RCI. RCI’s main area of business is providing plastic tray and pallet washing services to a number of large blue chip companies throughout the UK. They also provide the distribution services for these companies utilising their modern fleet of vehicles which are now based at this new site.

RCI’s Managing Director, Alan Pitman stated that “although negotiations were fairly protracted, we are now delighted with our newly refurbished facility. The building is just over 41,250 sq ft, and on a self contained site with excellent yard and loading facilities. We are now situated just off the A444 with excellent access to both the A5 and the M6 motorway. Having been situated in the Atherstone area for over 10 years, this new site has provided an ideal location for the continuation and expansion of our business”.

Peter Holt of D&P Holt stated “we are delighted to have been of help not only to our client, Hovedean Properties, but to Ralph Coleman International in leasing premises to them in an ideal location for the expansion of their operations”.
