A property management department was formed by D&P Holt in 1999 and now has a variety of properties within its portfolio with an aggregate value in excess of £22 million with many new buildings and estates on the horizon.

Income Management is achieved by strict attention to efficient administration techniques and promotion of excellent Landlord & Tenant relationships. Collection of rents, service charges etc, payment of suppliers and accounting to the client are all handled through a tailored management software system.

Asset Value Enhancement is analysed by the department from the outset, drawing on expertise from agency and development surveyors within the Company. A strategy will be implemented to unlock potential income and capital growth once the enhancement options are considered:

These options can include development of under-utilised land and buildings • refurbishment or redevelopment • restructuring tenancies • early lease surrender • enforcement of repair covenants and dilapidation action • planning assesments • appraisal of service charge contract values • rating appeals to lower overheads • investigation of grant availability • strategies for maximising rental uplifts at lease renewal or rent review.

Disposals and Acquisitions are regularly reviewed with our clients. Portfolios or individual property holdings are valued periodically and a report will be produced on growth potential and timing for maximising realisation price. Client investment requirements are circulated to our close developer and agent contacts to provide the widest choice of acquisition opportunities.
